Common maintenance issues
Minor maintenance issues, such as changing light bulbs, unclogging drains, and cleaning washing machine filters, should be attempted first by the tenant. Should the issue not be resolved, please contact us on 0141 5342 177 or use the Report A Repair form.

Leak from your property
Please check for any visible leaks from taps, baths/showers or radiators, and turn all appliances off.
If the leak persists and is severe enough to fill more than a household bucket overnight, or if there is a risk of structural damage, please contact an emergency plumber and turn off the water supply via the stop cock. If you are unsure of its location, please contact us for more information.
Leak from an above property into yours
Inform the upstairs neighbour as soon as possible and ask them to arrange any necessary repairs. If you are unable to contact the neighbour, please report this to us as soon as possible and use a bucket to catch any water.
Electricity
If you are experiencing supply issues and you have a pre-paid meter, please ensure there is sufficient credit.
A common cause of electricity trips or faults is overloading plugs and blowing fuses. Therefore, do not use multiple adaptors on single plug sockets, and be sure to check the appliance fuse. If you experience a power outage in one or more rooms (tripped fuse), check your fuse box to ensure every fuse is in the ON position. If you have been using an electrical appliance, please unplug this and reset the fuse box. You can reset the fuse box by turning the larger switch off, waiting 1 minute, and turning it back on.

Electric Shower
Please check the fuse box as above. If the switch is in the OFF position, please turn this back on and check if this resolves the issue. If you are still experiencing issues, please report this to us as soon as possible within working hours. Do not report this as an emergency repair unless there is a leak or burning smell.
Appliances
Washing Machine
The filter on a washing machine can accumulate lint and debris, which can cause problems for the machine and your laundry. This can cause your clothes to smell, come out marked, or prevent the machine from draining correctly, leaving your clothes soaking wet at the end of the cycle.
How to clean a washing machine
- 1. Run a regular, hot service wash.
- 2. Clean the rubber seal.
- 3. Wash the detergent drawer and clear the filter.
- 4. Check your standpipe.

Fridge Freezer
You should defrost your freezer as soon as ice build-up becomes noticeable. The safest way to defrost your freezer is to let it defrost on its own once you've turned it off.
Heating and Hot water
If you are experiencing supply issues and you have a pre-paid meter, please ensure there is sufficient credit.
Bleeding Radiators
If the top part of a radiator is cold while the bottom part is warm, it means air is trapped in the system. Bleeding the radiator releases this air and allows hot water to fill the whole system.
Radiator keys are available from most DIY and hardware shops. You will also need a cloth or a bowl in case water escapes from the system.
- 1. Turn off the heating system and ensure the radiator is cold to prevent injury.
- 2. Locate the bleed valve (the small square nut situated at the top end of the radiator)
- 3. Place the key over the valve and hold the cloth around it to catch any water.
- 4. Gently turn the key anticlockwise until you hear a hiss - this is the air being released.
5. When water starts to come through, turn the key back clockwise to shut the valve off. Do not unscrew the valve completely.
- 6. Check the boiler pressure and top up if necessary.
Gas Boiler
Check the pressure gauge on the boiler and top up pressure if necessary. Normal boiler pressure should be between 1 and 2. You can also reset the boiler by turning it off for 1 minute, then turning it back on.

Electric Heating
Panel heaters
If all other electrics are working correctly, please check each radiator to ensure it is on and that the timer is adjusted.
Water tank and water-filled radiators
Please ensure any switches are turned on, and timers are adjusted. You can also reset the water tank by turning it off for 1 minute, then turning it back on.

Condensation/Mould/Moisture
Condensation occurs when there is an excessive buildup of moisture in the air. There is always moisture in the air, but people create additional moisture in their homes by cooking or boiling water, taking baths or showers and drying clothes indoors. Condensation is worsened by extreme temperature differences, such as the outside temperature in cold weather versus the inside temperature in your home. This is why condensation is usually worse in the colder season. If condensation cannot dry out, it will cause mould on walls, in cupboards and on windowsills, and mildew to form on clothes and upholstery.
There are things you can do to stop condensation forming:
- Reducing moisture: Cover pans and turn down the heat when boiling; switch off boiling kettles; and dry clothes outside, or in a well-ventilated room.
- Ventilate to let moisture out. Open a kitchen or bathroom window to let steam escape (or use an extractor fan), and open windows for a while each day to allow air to circulate through your property.
- Keep your home warm. Drastic changes in the ambient temperature in your home can lead to more condensation.
- Wipe down any area where moisture collects, such as windows and cold surfaces.
Pests
It is the tenant's responsibility to maintain a clean environment to minimise pest activity.
To lessen the likelihood of pests in your property, you should ensure that:
- Food is stored in sealed containers and put away in cupboards/on shelves away from the floor.
- Food crumbs are cleaned away immediately.
- Waste is kept in closed bins and removed from the property regularly. Check your local authority website for a calendar of their collection service.
Blocked Drains
If you have a drain (toilet, external, kitchen sink, hand basin, bath or shower) that is blocked, the likely cause is items you are using. Drains are most commonly blocked with foreign objects, wipes, hair, food, fat and soap. Please attempt to unblock the drain, toilet, basin, bath or shower yourself.
